What is a Home Inspection

The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the house itself has any problems that could become costly surprises down the road.

The Home Inspection is an unbiased, professional assessment of the condition of the house. It will provide you an expert opinion and a professional report on the condition of the physical structure and various systems within a house. Giving you peace of mind on what is likely the largest purchase you will ever make.

In order to prepare the report, an inspector must conduct a visual inspection of the house. The inspection process typically takes 2 to 3 hours to complete. This of course may vary, according to the size and condition of the home. We strongly encourage you to accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home.

Unlike most professionals, you may not have the opportunity to meet me until after you hire me. Different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector’s own effort. Additional items and systems unique to a particular home can also be inspected.

Once the inspection is complete, we will inform you of any problems that were discovered and discuss them with you. Don’t conclude the verbal information as the final home inspection report. We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. You will also receive a full written report of the inspection on the spot. A copy is brought back to the office to keep on file, and as a courtesy a “Summary Report” is typed & e-mailed within 24 hours to whomever the buyer would like. During this inspection we would prefer to have the buyer on hand so that we may show certain things in the home and be able to point out any defects right away.

Our goal is to discover and then inform you of anything we find that might affect your purchase decision. We will tell you about any problems we find, and inform you of what requires regular maintenance that will keep the home and its systems in top condition.
